Will my leads know they're texting an AI?
Substrait writes like a sharp, courteous team member: short, specific, grounded in the lead's actual history, and paced like a human typing. It never pretends to be an agent it isn't, and it hands off to a real person the moment a conversation deserves one.
What does Substrait cost?
One flat monthly rate sized to your database, not per message and not per seat. There is no setup fee: full database import, lead tagging and voice tuning are included before you go live. Exact tiers and current founding-member pricing are on the pricing page.
What CRMs do you support?
All the popular real estate CRMs, with more added all the time. The decision engine is CRM-agnostic by design, so new adapters slot in without touching the brain, and switching CRMs later keeps your whole configuration.
What about Fair Housing, TCPA, and compliance?
Compliance is enforced in code, not requested in a prompt. Eleven deterministic guardrails run between every draft and every send: Fair Housing language screening, one AI-initiated message per lead per 24 hours, your configured texting hours, cross-channel deduplication, and STOP detection. A failing draft gets one rewrite attempt, then it is blocked. The whole engine is guarded by 1,400+ automated tests on every release.
Will it talk over my agents?
No. The moment a human teammate texts or calls a lead, Substrait yields automatically and shifts to support: logging notes, updating the record, creating follow-up tasks. On cold pipeline, it does not start until your agent has logged a call attempt.
What happens to leads who say "stop" or go quiet?
Opt-outs are honored instantly and permanently. Leads who ask for space get it, with a respectful check-in scheduled later. The brain treats silence as information, and "do nothing today" is one of its valid decisions.
How is this different from the AI in my current platform?
