AI follow-up for real estate teams

Let AI chase the leads.

So your agents can chase the commissions. Substrait works every lead in the CRM you already use, in your team's voice, day and night.

Free, no card. Drop your number and watch Substrait work a lead in real time.

Why Substrait

Better follow-up. Bigger pipeline. More closings.

A real message to every lead.

It reads each person's history and writes them personally. No blasts. No "Hi [First Name]."

Follow-up that never quits.

It texts every lead for months, day and night. Your agents only step in when someone's ready.

Sounds just like your team.

Trained on your voice, so every message reads like you wrote it. Leads can't tell it's AI.

The problem

Your leads aren't the problem. Keeping up with all of them is.

Internet leads need months of follow-up, and your agents are busy closing. So leads go cold, ISAs burn out, and the AI tools you've tried sound like bots. Substrait fixes all three.

See it work

It works a lead like your sharpest ISA.

It re-engages a quiet lead and asks the right questions, one at a time, in your agent's voice. The lead never knows it isn't your agent texting. Your team just gets a qualified lead, with everything it learned.

Avery Group · texting now
Hey Jordan, it's Sasha with Avery Group. You were looking around Summerlin back in the spring, still keeping an eye out, or did the search go on hold?
Kind of on hold. Maybe later this year.
Makes sense. Is something nudging the timing, lease ending, a job, more space? Or more of a "when the right place shows up" thing?
Lease is up in October.
Good runway. Have you pinned down a budget with a lender yet, or still ballparking it?
Ballpark. Probably 500 to 550 to keep the payment comfortable.
Perfect. I'll keep an eye on Summerlin and send over homes that fit your budget as they come up, so you're ready before October. Anything on the must-have list, yard, garage, single-story?
A yard would be great, we've got a dog.
Love it, I'll make sure a yard's on the list. Talk soon, Jordan.

Eleven things every lead deserves. One engine does all eleven.

Three kinds of tools claim to work your leads: real estate chatbots, AI sales reps, and human ISA teams. Broken into the three things that actually matter, here is where each one stops and Substrait keeps going.

We built Substrait because we were tired of watching paid leads die in our own CRM. Now one brain works our entire database every day, in our voice, and our agents walk into conversations already knowing the lead's budget, timeline, and motivation.

Still skeptical? Perfect.

That's exactly why you should try it yourself. Customize it with your own information and watch it work in real time. No surprise phone calls, no sales pitch, no pressure. The only way anyone reaches out is if you decide it's worth your time and ask for it. Seeing is believing.

Onboarding

Nothing sends until you say so.

01

Shadow

Substrait makes real decisions on your real leads but sends nothing. You review every draft for at least 24 hours, in your voice, before you trust it.

02

Supervised

Turn on sending for a segment you choose, new leads or the cold pipeline first. Watch conversations and escalations flow. Expand as confidence grows.

03

Live

Substrait runs your full database around the clock. Your team gets a live dashboard, and your agents simply get warmer handoffs.

Per-office configuration is data, not code. Onboarding takes hours, not weeks, and most teams know by the end of shadow mode.

FAQ

Questions, answered.

Will my leads know they’re texting an AI?

Substrait writes like a sharp, courteous team member: short, specific, grounded in the lead’s actual history, and paced like a human typing. It never pretends to be a specific agent it isn’t, and it hands off to a real person the moment a conversation deserves one.

What CRMs do you support?

We link with all the popular real estate CRMs, with more added all the time. The decision engine is CRM-agnostic by design, so new adapters slot in without touching the brain, and switching CRMs later keeps your whole configuration.

What about Fair Housing, TCPA, and compliance?

Compliance is enforced in code, not requested in a prompt. Eleven deterministic guardrails run between every draft and every send: Fair Housing language screening, one AI-initiated message per lead per 24 hours, your configured texting hours, cross-channel deduplication, and STOP detection. A failing draft gets one rewrite attempt, then it is blocked. The whole engine is guarded by 1,400+ automated tests on every release.

Will it talk over my agents?

No. The moment a human teammate texts or calls a lead, Substrait yields automatically and shifts to support: logging notes, updating the record, and creating follow-up tasks. On cold pipeline, the AI does not even start until your agent has logged a call attempt.

What happens to leads who say "stop" or go quiet?

Opt-outs are honored instantly and permanently. Leads who ask for space get it, with a scheduled, respectful check-in later. The brain treats silence as information, and "do nothing today" is one of its valid decisions.

How is this different from the AI in my current platform?

Platform bots run the same canned scripts on every lead to qualify them for that platform’s ecosystem, in the vendor’s voice. Substrait is one independent brain that reads each lead’s full record, composes fresh in YOUR voice, takes a much wider set of actions including restraint, and writes its intelligence back into the CRM you already own.
