What each one actually is.
Vochat follows up by call, text, Instagram DM, Messenger, email and website chat, keeps it as one conversation, and writes back to the CRM. It answers your office line and can transfer a live call to an agent. Their own line for it is that Vochat works the database and your team builds the relationships.
Substrait reads a lead’s whole record and writes each message out of what is actually in there, then texts from your office’s own number in your agent’s name. It writes notes, tags, stages and tasks back as the conversation happens, and hands the thread to the assigned agent when a person is needed. Every message clears twenty-five guardrails first.

We price by how big your database is. Vochat prices by how much the software talks. Neither is wrong, and they behave differently in a busy month.

Three questions worth answering first.
If the money is close, and it is, this is what you are actually choosing between.
Vochat calls your leads. It answers the office line at 8pm on a Sunday, knows which listing the sign belongs to, books the showing and can transfer the call. That is real, and we do not do any of it.
It is not an AI’s job to hold a phone conversation pretending to be a realtor. Some brokerages agree with that strongly and some think it is leaving money on the table. Both positions are reasonable and you already know which one is yours.
Vochat charges for voice minutes and AI replies, with overage at $0.35 a minute and $0.015 a reply. We charge by database size and there is no meter to go over.
Their pricing page says SMS runs on your own Twilio account and the texts are billed by Twilio. That is a second account to open and a second bill to reconcile. Ours are included.
Their voice plans carry a $997 setup fee, $1,497 on the top plan, waived if you pay annually. We do not charge one.
Vochat is the broader product. More channels means more places a lead can be met and more places something can go wrong.
They publish rules too, and theirs are worth having: consent, quiet hours, daily caps, opt-outs. Every one of them decides who gets contacted and when, and not one of them reads the draft. A draft that characterises a neighbourhood in safety or crime terms is blocked outright, not softened. It is the largest legal exposure in real estate messaging and it is the one thing on this page neither their site nor their pricing mentions.
On your own records, whether or not we name the rule publicly. That is what makes the registry checkable rather than a claim.
What Vochat gets right.
The voice product is real and we have nothing like it. Outbound calls, inbound calls on your office line, live transfer to an agent. If your problem is that nobody answers the phone, they solve it and we do not.
They are on more channels than us. Instagram DMs, Messenger, website chat and website voice, with WhatsApp listed as coming. We are texting, with email on request.
Their compliance basics are published, and they are real. Consent tracked on the contact, A2P 10DLC registration handled, an opt-out on one channel stopping every channel, quiet hours, a daily limit per person and one switch that stops everything. Most vendors in this category never write that list down at all.
And we overlap more than either of us would like. Same job, same two CRMs, same writeback, same handoff. If the phone does not matter to you, this comes down to how you want to be billed and which product you would rather have a bad week with.
